This is essential protection for any build in progress. Course-of-Construction (also called Builder’s Risk or CAR) covers physical loss or damage to a project before handover, including fire, theft, flood, vandalism, or collapse. For large-scale developments, this cover keeps your investment protected and timelines intact.

There’s no one-size-fits-all, but for major projects, we often recommend an owner-controlled insurance programme (OCIP) or contractor-controlled insurance programme (CCIP). These centralised solutions reduce cost duplication, ensure consistency across subcontractors, and make claims handling more efficient. 

DSU is a critical extension of your construction policy. If physical damage delays your completion date, DSU covers the resulting financial loss, such as lost rental income, penalties, or lost revenue. On complex builds with interdependencies and debt structures, DSU is not a nice-to-have - it’s vital.

If your project involves excavation, fuel storage, or waste removal then yes. CPL protects against third-party claims, clean-up costs, and regulatory action arising from pollution events. Increasingly, CPL is required by funders and regulators. 

Contractors PI covers professional liability for design faults, specification errors, or supervision failures. It’s increasingly relevant where contractors take on design-build roles or employ specialist trades. 

Through smart programme design. That includes centralised placements (OCIP/CCIP), higher deductibles where appropriate, stronger submission materials, and risk engineering. We can also negotiate enhanced wording and broader coverage without inflating premiums.
